摘要:
分析了关中地区城市群住房需求的现状,通过搜集整理各城市人口住房相关数据,运用主成分分析法构建住房需求影响因素模型.研究结果发现人口规模、人口自然结构、人口社会结构、人口地域结构对城市住房需求均有影响,且空间上存在的区域差异性.研究可为政府制定区域差异化的住房调控政策提供战略参考,促进关中城市群房地产市场的均衡、平稳发展
Abstract:
This paper analyzes the present situation of housing demands of Guanzhong urban agglomeration. By collecting the urban population housing related data, and using PCA (principal component analysis) to build the model of the factors affecting the demand for housing. The result shows that the population size, the natural population structure, and the regional population structure all affect the housing demand, and on the space area differences. The research can provide strategic reference for the government in the making of policies concerning the regional differentiation housing regulation and control and promote equilibrium and stable development of the estate market.
