摘要:
工业用地转型是各国城镇发展面临的普遍问题,而通过工业用地转型实现城镇复兴的方法,对于正处于工业转型升级过程的中国尤为重要.作为工业革命的肇始国英国,通过主动调整城镇工业用地性质及完善城镇空间结构,实现城镇复兴的实践,对于我国产业转型下的城镇具有重要借鉴意义.本文通过实地调研英格兰东南部伯克郡雷丁城镇中心Oracle项目,追溯英国城镇复兴政策的背景,并梳理项目区位、功能、布局、形态、空间等基本特征,深入研究Oracle项目对雷丁镇商业环境的改善效果,归纳出增进路径联系提升环境质量、延续街道形象保存城镇记忆、完善城市功能激发城镇活力、塑造内街景观定义商业内涵、织补城镇肌理保护建筑文脉五大促进良好商业环境营造与城镇活力再生的策略.以上策略和方法对我国工业用地转型具有重要借鉴意义
Abstract:
Transformation of industrial land is the common problem in sustainable urban development. Methods used are particularly important to cities in China. Britain, as the first industrial country, is working on reviving the urban vitality by activating the abandoned industrial land in town center, and the practices are of great importance in solving a series of town problems in the process of industry transformation in China. This research investigates the Oracle, commercial leisure center in Reading, the southeast of England and traces the policy background of urban renewal and studies on project ’s effect on the improvement of the business environment in Reading. This paper summarizes characteristics of the location, site environment, function, shape, space et al. and induces five strategies for promoting urban regeneration. Study of urban regeneration strategy in a complex environment helps the regeneration of old city center in China
