摘要:
文章针对近年来关中城市群商品住宅价格波动较大这一特征,从商品住宅市场需求、供给及均衡价格出发研究商品住宅价格的波动机理,通过建立个体固定效应的面板数据模型对1998-2010年西安等关中地区5个城市商品住宅价格进行实证检验,分析认为城市家庭户规模、城镇居民人均可支配收入、土地价格、住宅开发投资额是关中城市群商品住宅价格的波动的主要影响因素
Abstract:
The real estate price of in central Shaanxi is fluctuating greatly in recent years. This article investigates the fluctuant mechanism of real estate price from the demand, supply and equilibrium price of commercial housing market, empirically, testing the data of 5cities from 1998—2010by setting up a fixed effects model. The number of city households, income of urban residents, land price and development of real estate proved to be the main factors influencing the real estate price of cities in this region
