摘要:
基于住宅价格波动的“波纹效应”理论,构建空间计量经济模型并选取以上海、南京、杭州为代表的长三角地区10 个重点城市2003—2012 年住宅价格的面板数据,采用Moran’s I 指数检验了样本城市间住宅价格的空间效应,支持了波纹效应的存在.并通过空间滞后模型进一步对样本城市间住宅价格扩散机理进行研究.结果表明,样本城市间住宅价格存在显著的空间相关性,且上海、南京、杭州对区域内其他城市住宅价格具有显著影响.
Abstract:
Based on fluctuations in the price of housing "ripple effect" theory, the spatial econometric model was built. The housing prices panel data between 2003 and 2012 of such major cities in the Yangtze river delta like Shanghai, Nanjing, Hangzhou were also selected to test the spatial effect using Moran’s I index, provide support for the presence of "ripple effect". A further study is carried out on the diffusion mechanism of the price of commodity residential housing. Results show that the price of housing between cities is relevant and Shanghai, Nanjing, Hangzhou obviously have influence on other cities in this respect.
