针对国内目前城市居住用地内高密度开发和一定规模的公共绿地面积之间的矛盾问题,以居住组团研究对象,通过数学建模的方式计算得出在满足人均公共绿地面积前提下,居住组团所能达到的容积率最大值.研究发现,计算得出的容积率最大值基本上能够满足目前城市居住组团高密度开发的需要,其核心问题在于现行的“城市居住区规划设计规范”中的人口规模和最大容积率等指标偏低,已经难以适应目前城市居住用地开发需要,最后对“城市居住区规划设计规范”提出几点参考性的调整建议.

Aiming at the contradiction between high density development and public green space area in urban residential area,the article takes urban housing cluster as an example,in discussing the specification that can meet the sunlight conditions and public green space area per capita,and the maximum FAR which urban housing cluster can achieve by mathematics model. The study found that the calculated maximum FAR is basically able to meet the urban housing cluster's high density development needs. The main problem remains to be the low population and FAR index in “Code of urban Residential Areas Planning & Design”which is difficult to adapt to the current needs of urban residential land development. The paper made some informative proposals to “Code of urban Residential Areas Planning & Design”.
